Melrose | The House
Melrose is a large Grade II listed house superbly situated on The Cleave in Kingsand, only yards from the sea and the beach. Accommodation is on three floors and has two stairways. It sleeps up to 10 persons.The ground floor has two living rooms and a large, fully equipped kitchen. To the rear of the property is a spacious and very private courtyard. The house is heated by storage heaters and a logburner for the colder months.

Ground Floor | Living Areas
There are two living areas leading off of the front hall. The first is a large open room with views to the sea only yards away. This is an ideal quiet room which also has a sofa bed and radio/CD player plus a storage heater. The second room has two sofas, a TV/video and a DVD player. There is also a compact but very efficient log/coal burner. This room leads into the large, modern fitted kitchen/dining room (including washing machine, tumble drier, dish washer, fridge-freezer and mini hi-fi system). ,and leads to the back lobby with cloakroom and door to the rear courtyard.
Top Floor
There are two rooms which are connected to the toilet/ shower room. The main bedroom has a double bed and wardrobe storage.It has spectacular views across the estuary. The second bedroom has twin beds and storage space.
Second Floor
There are two twin bedrooms on this floor, both connected to the toilet/shower room, each with their own storage space.
Courtyard
The courtyard is accessed via the front hall or the back lobby. It is a spacious and very private area, ideal for summer dining.It has a raised flower bed and two garden tables and 8 seats. There is also a rotary washing line when required.
